What is Opoly and how does Landbanking work?

Our goal is to provide investors with returns that are competitive when compared to yields in the term deposit market.

Land banking is the practice of buying a piece of land based on its potential for future sale, development or subdivision. If we choose the right areas, land is a resource with a supply that is always going down (after all, they aren’t making any more of it) and a demand that is constantly on the rise.

Unlike most residential and commercial investments, land costs very little to maintain… no utility payments, no tenant problems, no termite infestations, no leaky faucets, no broken toilets, and if you buy it with Opoly, no mortgage repayments.

The Opportunity

Oamaru is the third largest town in Otago behind Dunedin and Queenstown. Oamaru is also New Zealand's “Best Wee Town”, according to an article in stuff.co.nz. With every new edition of the Lonely Planet guide to New Zealand in recent years there has been a number of pages devoted to Oamaru, and the surrounding area has grown progressively larger.

Oamaru population density has been historically increasing, which shows us that the supply of land being made available, is not keeping up with rising population growth.

Oamaru’s population is expected to rise over the next ten years at an increasing rate of approx 8.6%. That means that over the next three years, the population is estimated to increase by approx 2.58% or 326 new people.

Felix Watkins (25) - Director
Felix has been immersed in Information Technology from a young age. He successfully ran a software development company, working with a range of clients globally. Previously Felix worked for BlockchainLabsNZ, where he audited smart contracts, ensuring quality control and providing detailed reporting practices. Following this, Felix was recruited as the lead technical specialist for Menlo One, a protocol for developing scalable decentralized applications. Felix previously also organised the Blockchain Wellington meetup group, a growing community with 1250+ members who meet on a monthly basis to discuss the implications of blockchain technology, and its important role in the future.

Isaac Williams (25) - Property Advisor
Isaac was previously an Institutional Equities Trader and Financial Analyst with Woodward Partners, in Wellington. During that time, he was responsible for Direct Market Access trading for the likes of ACC, NZ Superannuation and Milford Funds. He was also a part of major research projects and has good experience conducting financial modelling and analysis. After working in Institutional Finance, Isaac worked as a Commercial Property Broker for NZCPB. Isaac holds a Bachelor of Finance and is a Licensed Real Estate Agent by the REAA.

    Hi Opoly Team,

    Love what you guys are trying to achieve here.

    A few questions preventing me from investing here though, hopefully you can convince me otherwise:

    1. The IM states a 7.5% compound return (assuming this is fair for the region) on $105,000 giving an expected sale price of $130,500.
    Given the land purchase is only $90,000 (with the other $15k being mgmt/admin fees) shouldn't the expected sale price be $111,800 (7.5% compound on $90k).
    This providing an investor return of just 6.48% all up or 2.12% p.a. compounded?
    A purchase price of $90,000 and sale price of $130,500 would imply 13.2% compound returns.

    2. The land you are looking to purchase has been listed online since 23 April 2021 (c.5 mths). What gives you confidence that you can sell the land in 3 years time, and should it not sell what is your alternate exit strategy?

    3. Following the question above, given the sale of the land is planned to be completed via private sale by negotiation, is there anything preventing the Opoly team from selling the property at a steep discount to a related party (friend/family) to the detriment of the pledgers/investors now?

    1): The 7.5% forecasted annual growth rate is forecasted against the Homes.co.nz estimate for the property not the purchase price. Here is a link to the HomesEstimate which was $105K but is now sitting at $115K.

    2): We have confidence that we will be able to sell the land because Oamaru's population is expected to rise and has had a historically increasing population density. This is a strong indication that the new council land being made available is not keeping up with demand and in our opinion, should suggest an increase in the land prices in the region of Oamaru. Should we not be able to obtain our estimated resale price for the land in 3 years, we will keep the property listed until we are able to find a price which we feel will be satisfactory to the investor. It is in our best interest to maximize the returns of investors as we try to build a long term business and brand which investors can trust.

    3): We have invested into the the Opoly business heavily for the long term and the only real way our business can function, is if we are intending to consistently maximize shareholder returns. We also have an office at 122 Hurstmere Road, Takapuna, Auckland which anyone come and say hi for a coffee - after this lockdown has finished, of course!

    Can you please clarify your financial position in this investment? It appear you a selling ‘all’ the equity. Your upside is in management fees, and sales commissions? Do you currently have a financial stake in the land?

    Yes that is correct, we do not have a financial stake in the land.

    Our upside is the Acquisition Fee for facilitation of the crowdfund as seen in the Information Memorandum.
