About

OHC3 LIMITED: Start your journey in land banking

Invest in land with rising population growth from $100.

What is Opoly and how does Landbanking work?

Our goal is to provide investors with returns that are competitive when compared to yields in the term deposit market.

"While many people think putting their money in a bank is the safest option, sophisticated investors, however, know that banks are really one of the worst places to keep your money." - from Q Wealth Expert Evgeny Orlov

Land banking is the practice of buying a piece of land based on its potential for future sale, development or subdivision. If we choose the right areas, land is a resource with a supply that is always going down (after all, they aren’t making any more of it) and a demand that is constantly on the rise.

Unlike most residential and commercial investments, land costs very little to maintain… no utility payments, no tenant problems, no termite infestations, no leaky faucets, no broken toilets, and if you buy it with Opoly, no mortgage repayments.

Our mission is to empower everyday kiwi's to become land owners.

The Opportunity

Oamaru is the third largest town in Otago behind Dunedin and Queenstown. Oamaru is also New Zealand's “Best Wee Town”, according to an article in stuff.co.nz. With every new edition of the Lonely Planet guide to New Zealand in recent years there has been a number of pages devoted to Oamaru, and the surrounding area has grown progressively larger.

Oamaru population density has been historically increasing, which shows us that the supply of land being made available, is not keeping up with rising population growth.

Source: City-Facts.com

Oamaru’s population is expected to rise over the next ten years at an increasing rate of approx 8.6%. That means that over the next three years, the population is estimated to increase by approx 2.58% or 326 new people.

The Property

There are not too many sections around in Oamaru and in a good northend location just a short walk from schools and northend amenities. On offer is this fantastic opportunity to secure an elevated 1065m2 residentially zoned section.

Property Market Inights - 5 Year Capital Growth (Oamaru)

Source: OneRoof

Capital growth, is an increase in the value of an asset or investment over time. It does not consider adjustments for Consumer-Price Index (CPI). Capital growth is measured by the difference between the current value, or market value, of an asset or investment and its purchase price, or the value of the asset or investment at the time it was acquired.

We note that market conditions may change during the term of the investment.

Updates 3

We're over 50% funded! ($50K to go)

02/09/2021 at 8:42 PM

Thank you!

It's been a fantastic start to the campaign - more than 85 of you have become part of New Zealand's first ever land banking deal.

Nau mai, haere mai.

It's thanks to people like you that we're here, empowering everyday kiwi's to become property owners from as little as $100. It's so encouraging to read the comments on the pledges that have been made so far!

We believe this new model of property ownership has the potential to financially empower many who are currently left behind.

No longer will you need to rely on banks and mortgage advisors to decide if you’re eligible to get into the property market.

With 31 days to go, and $50,000 between reaching the funding target we remain confident that we can raise the remaining amount for this purchase of Lot 33, Ashburn Street, Oamaru by OHC3 Limited to move forward.

We are also excited to bring shareholders of OHC3 along for the next 3 years ahead!

(In case you were wondering, OHC3 stands for "Opoly Holding Company 3" -- and we plan to have many more properties made available in the form of OHC4 and beyond!)

If you haven't yet had a read of our Information Memorandum you can do so by clicking here

If you believe the benefits of property ownership should be open to all, please share our campaign with your friends and feel free to leave us any questions you might have for us to answer.

Sincerely,

Opoly Team

Is this your second campaign on here?

Posted on 24-08-2021 by Adrian Edge

    Hi Adrian,

Yes it is! Our previous campaign was for a commercial property in Orewa, Auckland.

    Answered on 24-08-2021 by Opoly

Can you please clarify your financial position in this investment? It appear you a selling ‘all’ the equity. Your upside is in management fees, and sales commissions? Do you currently have a financial stake in the land?

Posted on 24-08-2021 by Adrian Edge

    Hi Adrian,

Yes that is correct, we do not have a financial stake in the land.

Our upside is the Acquisition Fee for facilitation of the crowdfund as seen in the Information Memorandum.

    Thanks for your question!

    Answered on 24-08-2021 by Opoly

Hi, Are there any ongoing management fees other than the acquisition fee?

    Hi Steve,

    No there is not :)

    Hi Opoly Team,

Love what you guys are trying to achieve here.

A few questions preventing me from investing here though, hopefully you can convince me otherwise:

    1. The IM states a 7.5% compound return (assuming this is fair for the region) on $105,000 giving an expected sale price of $130,500.
Given the land purchase is only $90,000 (with the other $15k being mgmt/admin fees) shouldn't the expected sale price be $111,800 (7.5% compound on $90k).
This providing an investor return of just 6.48% all up or 2.12% p.a. compounded?
A purchase price of $90,000 and sale price of $130,500 would imply 13.2% compound returns.

    2. The land you are looking to purchase has been listed online since 23 April 2021 (c.5 mths). What gives you confidence that you can sell the land in 3 years time, and should it not sell what is your alternate exit strategy?

    3. Following the question above, given the sale of the land is planned to be completed via private sale by negotiation, is there anything preventing the Opoly team from selling the property at a steep discount to a related party (friend/family) to the detriment of the pledgers/investors now?

    Look forward to your reply.

    Many Thanks
    Eric

    Posted on 10-09-2021 by Eric

    Hi Eric,

Thank you for your support and questions!

1): The 7.5% forecasted annual growth rate is forecasted against the Homes.co.nz estimate for the property not the purchase price. Here is a link to the HomesEstimate which was $105K but is now sitting at $115K.
    https://homes.co.nz/address/oamaru/oamaru-north/0-ashburn-st/0E7DQ

2): We have confidence that we will be able to sell the land because Oamaru's population is expected to rise and has had a historically increasing population density. This is a strong indication that the new council land being made available is not keeping up with demand and in our opinion, should suggest an increase in the land prices in the region of Oamaru. Should we not be able to obtain our estimated resale price for the land in 3 years, we will keep the property listed until we are able to find a price which we feel will be satisfactory to the investor. It is in our best interest to maximize the returns of investors as we try to build a long term business and brand which investors can trust.

3): We have invested into the the Opoly business heavily for the long term and the only real way our business can function, is if we are intending to consistently maximize shareholder returns. We also have an office at 122 Hurstmere Road, Takapuna, Auckland which anyone come and say hi for a coffee - after this lockdown has finished, of course!

    Thanks,

    Opoly Team.

      Hi Eric,

It is in our best interest to maximize the returns of investors as we try to build a long term business and brand which investors can trust.

3): We have invested into the the Opoly business heavily for the long term and the only real way our business can function, is if we are intending to consistently maximize shareholder returns. We also have an office at 122 Hurstmere Road, Takapuna, Auckland which anyone come and say hi for a coffee - after this lockdown has finished, of course!

      Thanks,

      Opoly Team.

      Warning statement about equity crowdfunding

      Equity crowdfunding is risky.

Issuers using this facility include new or rapidly growing ventures. Investment in these types of business is very speculative and carries high risks.

You may lose your entire investment, and must be in a position to bear this risk without undue hardship.

New Zealand law normally requires people who offer financial products to give information to investors before they invest. This requires those offering financial products to have disclosed information that is important for investors to make an informed decision.

The usual rules do not apply to offers by issuers using this facility. As a result, you may not be given all the information usually required. You will also have fewer other legal protections for this investment.

Ask questions, read all information given carefully, and seek independent financial advice before committing yourself.
